2002 Home Price Comparison Survey
       The Annual Coldwell Banker study indicates that there is a $1,162,188 price difference between the most expensive market, Palo Alto, CA ($1,263,250) and the most affordable market, Yankton, SD ($101,062).
       The 2002 Coldwell Banker Price Comparison Index (HPCI) evaluates and indexes the average sales price of similar homes in typical middle management transferee neighborhoods in more than 300 markets across the U.S. and internationally.
       HPCI subject home is defined as a 2,200-sq. ft., 4 bedrooms, 2-1/2 baths, family room and 2-car garage.
       This year's HPCI reveals that eight of the country's 10 most expensive markets are in California and four of the 10 most affordable are within the Midwest.

HOW THE INDEX WORKS

       What would a house in Orlando, Florida, cost in California's Monterey Peninsula? Multiply the market value of your current home by the index number of the destination city where you plan to move. Then, divide that number by the index number of the market where your current home is located. For example, if your home costs $216,000, multiply by the Index Number for Monterey Peninsula, which is 255. Take that number and divide by the Index Number for Orlando (in this case, index number 74). Therefore, if you live in a $216,000 house in Orlando, the HPCI value of your home would be approximately $744,324 in Monterey Peninsula, CA area.

$216,000 x 255 ÷ 74 = $744,324

       Index numbers for Canadian markets were calculated with U.S. dollar equivalent. The exchange rate used was based on the conversion rate at the tome of publication.
